There can be a lot to consider when buying a home, especially when it isn’t built yet. To make this easier to understand, we’ve outlined the step-by-step buying process.
There can be a lot to consider when buying a home, especially when it isn’t built yet, but our experienced team can help you through the entire process, so get in touch with a TGC Homes Property Consultant.
In the PIM provided, you will have information on the house plans, renders, images, schedule of finishes, delivery timeframe, pricing, rental appraisal and expected rental yields. From this information you will select your preferred home, and our friendly team can help answer any questions to assist in this process.
When you have chosen which home you would like to purchase, the next step is to review the Sales and Purchase Agreement. If you are happy with the contract, it can be signed and returned to your TGC Homes Property Consultant to secure the property.
The Sales and Purchase Agreement is subject to a 10-day due diligence period which allows you to cancel the contract for any reason including gaining finance and solicitor's approval. This period can be easily extended if you require more time to satisfy your requirements.
At the end of the due diligence period if you, your solicitor, and finance provider are satisfied with everything, then the 10% deposit is paid by you to our solicitor's trust account, where it is held in escrow until the settlement date. Note that TGC Homes does not have access to your deposit, and should we fail to deliver the home for any reason then the deposit will be returned to you.
Sit back and relax. You'll receive monthly updates from us during the construction process keeping you informed of how the development is progressing. Watch your home come to life.
We will notify you and your solicitor that construction is complete, and the Code Compliance Certificate and new Certificate of Title are imminent. You, your solicitor and finance provider can then start preparing for settlement.
Following practical completion, you will be invited to conduct a pre-settlement inspection of the property. This will provide you an opportunity to identify any small remedial items such as paint touch ups that require our action.
Once we have received the Code Compliance Certificate and the new Certificates of Title, our solicitor will issue you a settlement notice. From here you will have 5 working days to 'settle the sale'.
The purchase process is complete and the home is all yours, move-in ready.
By working with trusted products, proven building techniques, and consistent subcontractors, our on-site project managers maintain strict quality control to deliver homes on time and to the highest standards.
Enjoy peace of mind with a 12-month defect period for faulty workmanship and materials, plus a 10-year structural warranty.
Once your home is complete, you'll receive a welcome pack with all the information you need. Supported by the Consumer Guarantees Act, these warranties cover all construction materials for long-term assurance.
